We specialize in finding rental properties specifically for foreigners who are just planning to move or have already moved to Slovakia. Slovakia is a beautiful country with kind people. But, like any other country, it has its own characteristics that an immigrant does not know at first. The real estate market in Slovakia also has its own peculiarities of attitude towards foreigners, pets, small children, etc. Since we are immigrants ourselves, we perfectly know and understand people who have just arrived, and thanks to our extensive experience, we understand all the features of renting a property. We know how to talk to the owners of real estate, what to focus on so that he agrees to rent his apartment to foreigners.
To search for real estate at the request of the client, we use both open sources and a large network of partners and closed databases that have been developed over many years. This way we can find great properties, often direct from the owners, that have not even been published on the internet yet.

The procedure for renting a property in Slovakia with our help
The client reports preferences and criteria for renting the property to be found: residential or commercial, area, desired area, acceptable price, state of repair, bath, balcony, etc.
For clients who have ordered support services in obtaining a residence permit in Slovakia from our company, we start searching for real estate options WITHOUT ADVANCE PAYMENT. For clients with whom we have not yet had a relationship, the search for real estate objects starts after an advance payment of 200 euros (in case of full payment for property selection services, the advance payment is deducted from the total amount of commission. In case the client changes his mind and refuses services in the process of providing services, the advance payment is non-refundable and serves as compensation for the work already done).
If the client is still in his native country, we are constantly in touch, discussing options, providing photos and videos of the property after inspection. If the client is already in Slovakia, we agree on viewings of the agreed options, and together we go to the viewing.
The client is determined with a choice. We help him with the analysis of the contract, accompany him to the signing of the lease agreement, help him negotiate the best conditions for the client (for example, that payment for Internet and TV be included in the rental price, etc.). We also agree on the provision of a residence permit (Čestné vyhlásenie) in the apartment to the client and each member of his family. We will check that the owner signs the registration at the notary within the time allotted for this by the law of the Slovak Republic.
The standard is the situation when the client pays according to the contract for 1 monthly rent for the first month before, as well as the same amount leaves the owner of the property as a deposit. The deposit is returned in full when the client leaves the apartment, while all the conditions of the contract are met. Or the deposit can be used as payment for the last month’s rent. Usually, you need to warn the owner about leaving the apartment 2 months in advance.
After signing the contract between the client and the owner of the property and agreeing on all organizational issues, the client pays a commission for our work in the amount of 1 monthly rent. Thus, the client needs to prepare for payment the amount of 3-month rent (First month + deposit + commission).
Features of the real estate market in Slovakia
Prices for renting and buying real estate are very different in Bratislava compared to the suburbs or other settlements. For example, in the capital, renting a 3-room apartment in good condition averages 800-1000 euros. But already 20 km from Bratislava, the same apartment can be rented for 400-600 euros / month.
As a rule, real estate owners themselves do not search for clients, but turn to real estate agencies. Therefore, it is almost impossible to find an ad from the direct owner.
Real estate agencies may not charge a client for their services. Usually, if the rental price of the property is low, then the payment to the agency is 100% of the monthly fee. If the apartment is in good condition and is the average market price and above, then the owner will pay for the agency services. But in each case, this needs to be clarified.
The main real estate websites in Slovakia with current databases are www.nehnutelnosti.sk , www.topreality.sk , www.byty.sk. Other sites, as a rule, copy databases from these sites.
Utility bills in Slovakia are paid once a year. Therefore, in ads, the rental price can be indicated immediately, taking into account the utility bills, or they write a separate fixed cost of payments. Usually, the apartments offered for rent have everything for life: furniture, household appliances, TV, Internet, etc.
Slovaks are very loyal to foreigners. But not everyone is ready to attribute foreigners in rented housing. And registration is a very important point, since this is one of the main documents that is submitted to the police to obtain or extend a residence permit.
Recommendations for finding real estate in Slovakia
If you are planning to rent an apartment for your family, because you want to emigrate completely, then it is advisable to immediately take a closer look at the areas during your first trips to Slovakia, drive around them, and evaluate for yourself which area you like best. You will live in it not a month or two. Therefore, it is important to understand what kind of infrastructure is available in the area where there are kindergartens and schools, institutions that are important to you.
If you are planning to buy real estate, we advise you to carefully approach the choice of area. Better yet, rent an apartment for the first time, live in Slovakia for 4-6 months, get comfortable, understand what’s what, where it would be convenient for you to live: closer to the center, or away from the bustle of the city. And only then make an informed choice of a property for purchase.
Owning real estate is a big advantage in the eyes of the Foreigner Police. Especially during the extension of the residence permit. An emigrant homeowner in Slovakia can extend a residence permit for several years at once, and not be called for additional interviews, since the property owner has invested in the Slovak economy in this way.
